The community includes 139 one and two bedroom apartments for elderly and disabled residents. 60% of the apartments are covered by Section 8 project-based subsidy. Preservation Transaction Description

First Mortgage Financing: Tax-exempt bonds through MSHDA's Section 236 Program.

Equity Financing: Equity raised through 4% low income housing tax credits.

Section 8 Contract Renewal: Yes - rents increased to market levels.

Property Rehabilitation Scope

$2.24 million in total rehabilitation funding including:

  • kitchen cabinets, countertops, appliances and flooring
  • bathroom vanities and flooring
  • apartment carpeting
  • gas-fired furnace replacement
  • new windows
  • new roof
  • re-designed facade
